Time Frame
How long does the design and drafting process take?
On average, a set of construction plans for a custom designed home takes 8-12 weeks from beginning to end. The design process could take as little as 2 weeks if the project is very simple or as long as 12 weeks or more for a complex project. Each client-designer relationship is unique and the length of the process varies with the level of communication and understanding between the parties. We like to make a point of getting to know you which makes for a better designer-client relationship. We believe the best way to utimately realize your design is to leave sketches with you to review and discuss with interested parties. This may extend the time frame of the process but ultimately results in a design that works well for your needs.
Process
What is the process involved in obtaining construction drawings?
Generally the steps involved, from obtaining our services to receiving a complete set of construction drawings for your project, are as follows:
- We schedule a free consultation to determine if you require plans, permits, Board of Variance (BOV), and to discuss your ideas. This meeting is usually held at the project site. This meeting will conclude with an estimate of what Cedarstone Designs' drafting service will cost.
- You will be asked to sign an authorization form which allows Cedarstone Designs to obtain any information pertaining to your project from City Hall's building permit department. This information will assist in determining whether we will need to measure and draft your existing house prior to beginning the new drawings.
- We will schedule another meeting to sign a contract for our services. A non-refundable deposit of ½ (half) of the total cost will be required at this time. The contents of the contract will be explained in full.
- During the design process we will present you with several sketches incorporating your ideas into the project and we will discuss any changes. We will then incorporate those changes into another set of sketches. We continue this process until you are satisfied with the design. At this point we will begin the final drawings and prepare them for printing.
- Our final visit will be to drop off your five sets of construction drawings, collect final payment and to supply you with any additional items within our contract.
Fees
What does Cedarstone Designs' fee include?
Each of Cedarstone Designs projects is done on a contract basis. This amount is determined after visiting the site, hearing the scope of the work and the desired time frame from the client.
This cost includes:
• research on the building and zoning by-laws specific to your property
• BC Building Code requirements reflected in the finished plans
• title search of your property from the Land Title Office (LTO)
• for a new home an extensive checklist of wishes and needs
• for an addition or renovation to an existing home measurements and photographs
• consultation time with sketches left with you for further discussion
• travel time to and from your home or place of business
• printing costs for sketches and final drawings (usually 5 sets)
• documents from city or Municipal Hall which may include land surveys, original drawings and/or neighbouring surveys
• final construction drawings which are suitable for building permit application, submission to Engineers for review and/or to contractors to obtain estimates on construction costs
Professional engineers, permits, licenses, development costs, land surveys, Board of Variance and consultants fees are not included in the contract.
